Build Process
To ensure the process is a simple one, we’ve outlined your whole journey right up to handing over the keys to your new home. Keeping you well informed and on track from the very beginning is as important for us as it is for you.
At Orbit we understand that what is second nature to us may be new for you, which is why we’ve made the process as transparent and straight forward as possible. Follow our step by step guide to ensure that you stay informed at every point along your building journey.
Pre-Contract Stage
The pre-contract stages focus on helping you choose the right home design, secure your pricing, and confirm your finance. During this phase, you explore display homes, finalise your preferred layout and upgrades, and receive a fixed-price quote. You also provide finance pre-approval and pay the preliminary fee so Orbit can begin preparing drawings and booking key appointments. This stage ensures you understand your options and are fully prepared before moving into the formal contract and design process.
This stage helps you understand what you want in a new home. Orbit guides your early research while you visit display homes and explore design options online to get a clear sense of what suits your needs.
You work with Orbit to finalise your preferred home design and any initial personalisation. Once you are ready, you secure a fixed-price quote and lock in any promotions and your site start date
We introduce our recommended finance partners to help you explore your options, while you confirm your budget and finalise your finance plan.
We provide a personalised fixed price quote, while you submit your finance pre-approval and pay a $3,000 non-refundable preliminary fee.
Your CSO will contact you to introduce themselves, schedule your colour and contract appointments, and confirm your submitted details, while you provide any additional information required for your building approval application, including council and water authority requirements. (NOTE: No further structural changes are to be made once your file is submitted to the office after payment of your $3,000 non-refundable preliminary fee. You will have an opportunity to make upgrades at your colour selection appointment. In the event that your job is proceeding to a ‘New Home Proposal’, the structural changes requested on your home design will be reviewed and finalised at this appointment. This process adds a further 4 weeks to your timeline as opposed to a ‘Direct to Contract’ build journey.)
Pre-Contract Journey
The pre-site journey covers all steps required to turn your chosen design into a fully approved, ready-to-build project. This includes finalising drawings, completing your colour and style selections, signing your HIA contract, and attending a pre-start site meeting. Orbit also lodges your building approval during this period. Your role is to review and sign off each component and ensure your site is ready. By the end of this phase, all paperwork, permits, selections, and approvals are in place for construction to begin.
We confirm the details of your New Home Proposal, including final upgrade pricing and preliminary drawings, while you attend the appointment and sign your fixed price New Home Proposal. (Pay a further $2,000 to proceed to contract. No further structural changes can be made.)
We prepare your contract working drawings, while you review the standard HIA building contract template in preparation for your upcoming contract appointment.
We provide our design-focused OH! Magazine to inspire your style and colour choices and schedule your weekday selection appointment, while you attend your colour selection appointment at the Orbit Homes Design Studio. (Sign off your paperwork on the day of the appointment.)
We prepare and present the HIA Building Contract with full working drawings and specifications, while you attend your contract signing appointment. (Pay balance of 5% deposit, less any deposits already paid.)
Your Project Manager will discuss pre-construction site requirements and the first stage of construction, while you attend the pre-site inspection meeting. (At this stage, you will need to ensure your block is ready for construction. This means your site needs to be clean and the survey pegs must be in place.)
We lodge your Building Approval application with an Independent Surveyor, while you provide your Customer Service Officer with a copy of your signed loan documents.
We confirm the commencement of construction and provide your building permit along with final construction drawings for your approval, while you get excited as your dream home begins to take shape.
Building Journey
The build journey takes your home from slab to handover. Orbit completes each construction stage, you make progress payments, and together you review key milestones before receiving your keys and entering the maintenance period.
We install underground services such as power, stormwater, and sewer, and pour your slab, while you pay your slab stage claim invoice.
We erect the frame and install the roof trusses, while you pay your frame stage claim invoice.
We complete external wall cladding, roof covering, electrical and plumbing rough-ins, and hang external doors to secure your home, while you meet your Project Manager for the pre-plaster inspection and pay your lock-up stage claim invoice.
We complete plastering, waterproofing, cabinetry, internal doors, architraves, and skirtings, while you pay your fixing stage claim invoice.
We complete painting, tiling, and final fit-offs, while you meet your Project Manager for the pre-tile inspection.
We carry out a Quality Assurance Inspection and a final inspection by the Building Surveyor, while you meet with your Project Manager and the Quality Assurance Manager to inspect your home.
We install appliances and complete any final touch-ups, while you collect your keys and finalise the settlement of your new home.
We contact you to check how you’ve settled into your new home, while you note any questions or maintenance queries during this period.
