Find answers to common questions about handover, new home warranties and ongoing support with Orbit Homes, including what happens before you receive your keys, our 90-day maintenance inspection, 12-month maintenance service and 25-Year Structural Guarantee.
Handover is the exciting final stage of your building journey, when your new Orbit home is completed and ready for you to move in.
Before handover, you'll have the opportunity to walk through your completed home, review its finishes and learn about its features. Once the required handover steps are complete, you'll receive your keys along with important information about caring for your home, warranties and ongoing maintenance.
Our support continues after you move in, with our team available to assist as you settle into your new home.
Like all new homes, your Orbit home will go through a natural settling-in period during the first few months.
As building materials settle and dry, you may notice minor changes such as small hairline cracks or movement in some finishes. These aren't necessarily signs of a structural problem.
It's also important to begin regularly caring for your home, including maintaining appropriate drainage, ventilation and landscaping. Your Home Owner Guide provides information to help you look after your new home.
Yes. Orbit Homes provides ongoing warranty and maintenance support after handover.
This includes a 90-day maintenance inspection, 12-month maintenance service and 25-Year Structural Guarantee. Certain appliances, fixtures and products may also be covered by separate manufacturer warranties.
Different warranty periods, terms and conditions apply depending on the item and type of warranty.
Orbit Homes' 25-Year Structural Guarantee provides eligible customers with long-term protection for key structural components of their new Orbit home.
The guarantee begins from Practical Completion and reflects our commitment to the quality and structural integrity of the homes we build.
Terms, conditions and exclusions apply to the 25-Year Structural Guarantee.
Orbit Homes' 25-Year Structural Guarantee covers key structural components of the home, including the concrete foundation system, structural timber and steel in wall or roof framing, and load-bearing brickwork.
The guarantee is subject to terms, conditions and exclusions, including requirements relating to ongoing home and foundation maintenance.
Orbit Homes provides a 90-day maintenance inspection to review your home after you've had time to settle in.
As you approach approximately three months in your new home, your Orbit Homes team will contact you about arranging the inspection. You'll be able to provide a list of items you'd like reviewed, along with photos where helpful.
Before your 90-day maintenance inspection, make a list of any items you'd like the Orbit Homes team to review.
Providing a clear description and photos where possible can help our team understand each item before the inspection. You'll also be asked to provide suitable dates and times so your appointment can be arranged.
An Orbit Homes Maintenance Manager will walk through your home with you and review the items you've identified.
They'll assess how the relevant areas of your home are performing, discuss any ongoing care or maintenance requirements and explain the next steps if work is required. Where possible, required works will be coordinated to minimise disruption.
Orbit Homes provides a 12-month maintenance service as part of our after-care support for your new home.
Different components of your home have different warranty periods, and some products are covered separately by their manufacturer. Your handover information explains the warranties applicable to your home and what to do if you have a concern.
Warranty and maintenance coverage generally relates to eligible defects and workmanship issues. It doesn't cover every form of damage or normal homeowner maintenance.
Items caused by misuse, accidental damage, general wear and tear, lack of maintenance or events outside Orbit Homes' control may not be covered. Manufacturer warranties may also apply separately to particular products and appliances.
If you're unsure whether something is covered, contact the Orbit Homes team before arranging repairs yourself.
Many appliances and products within your home are covered by their own manufacturer warranties rather than Orbit Homes' maintenance warranty.
This can include products such as ovens, cooktops, heating and cooling systems, garage doors and other specified items. Warranty information relevant to your home is provided as part of your handover information.
If you notice something you're concerned about after handover, contact the Orbit Homes Maintenance team.
Provide a brief description of the issue and photos where possible. Our team can review the information, advise you on the appropriate next step and arrange an inspection if required.

Some minor cracking can occur as a new home naturally settles and building materials dry.
For example, hairline cracking may occur in plaster or concrete during the settling-in period and isn't necessarily a structural issue. If you're concerned about a crack or notice significant movement, contact the Orbit Homes Maintenance team and provide photos so the issue can be reviewed.
