Building with Orbit Homes takes you through a structured journey from choosing your home through to moving in.
Once you've selected your home and façade, we'll prepare your proposal and complete the necessary pre-site steps, including site investigations, selections, contracts and permits. Your home then moves into construction, where you'll receive progress updates as it takes shape, followed by the final stages and handover of your new home.
After your deposit, the pre-site process begins. Depending on your home and land, this can include preparing your proposal, arranging site investigations, finalising plans and selections, preparing your building contract and obtaining the approvals required before construction can begin.
Your Orbit Homes team will guide you through the steps and let you know what is required from you along the way.
Before construction can begin, there are a number of important pre-site steps to complete. These can include confirming your home and land details, site investigations, finalising plans and selections, signing your building contract, obtaining finance approval where required, receiving relevant permits and approvals, and preparing your project for construction.
The exact process can vary depending on your land, location and circumstances.
A new home progresses through a series of construction stages, beginning with site preparation and foundations before moving through the structure, internal and external works, fit-off and finishing stages.
Once construction is nearing completion, your home goes through final checks and the handover process before you're ready to move in.
The time it takes to build a new home depends on the size and complexity of the home, site conditions, approvals, construction requirements and other factors that can affect the building program.
Your Orbit Homes team will provide information about the expected timeframe for your particular home and keep you updated as your build progresses.
Several factors can affect a building timeline, including weather, site conditions, approvals, availability of materials or trades and changes made during the building process.
Weather can particularly affect stages such as excavation, slab preparation, framing, roofing and external works. If something affects the progress of your build, your Orbit Homes team will keep you informed.
You'll have an Orbit Homes team supporting you throughout your building journey, with regular communication and progress updates as your home moves through construction.
You'll also have access to the My Orbit Customer Portal, where you can access important information about your build, including progress updates, photos and documents uploaded at key milestones.
My Orbit is Orbit Homes' online customer portal, giving customers 24/7 access to information about their new home journey.
Depending on the stage of your build, you can use My Orbit to access your Orbit team contact details, progress updates, build photos and important documents such as plans, colour selections and your building contract.
Site access during construction needs to be managed carefully for safety and insurance reasons. Customers shouldn't enter a construction site without approval and the appropriate Orbit Homes representative or process being followed.
Your Orbit Homes team will let you know when site visits can be arranged and what is required before entering the site.
Changes become much more difficult once your home has progressed into construction and may not always be possible.
It's important to finalise your home design, selections and available options during the relevant pre-site stages. Where a later change can be accommodated, it may require a formal variation and could affect the price and construction timeframe.
A variation is an agreed change to the works or details covered by your building contract.
Variations can affect the price or timing of your build and should be documented and agreed in accordance with your building contract.
Rain and severe weather can temporarily affect construction, particularly where work needs dry or safe site conditions.
Activities such as excavation, slab preparation, framing, roofing and external works can be affected by weather. Your construction team will manage the building program around site and weather conditions and keep you informed of impacts to your build.
You'll have different Orbit Homes team members supporting you at different stages of your building journey.
As your home moves from pre-site into construction, you'll be provided with the relevant contact details for your Orbit team so you know who to contact with questions or for updates. Your contacts are also available through the My Orbit Customer Portal.
Construction can begin once the necessary pre-site requirements for your home have been completed. Depending on your circumstances, this can include your land being ready to build on, contracts and plans being finalised, required permits and approvals being obtained, finance requirements being satisfied and the site being ready for construction.
Your Orbit Homes team will guide you through these requirements and let you know when your home is ready to move to site.
As your home approaches completion, final inspections and finishing work are carried out in preparation for handover.
You'll then move through Orbit Homes' completion and handover process, where you'll have the opportunity to walk through your new home, learn about its features and prepare to receive your keys.
